This is typical of what you'll see in a starter home in Frederick.
JEN: This must be kind of an older community 'cause these trees look very mature.
JON: Willow Bend is a great community here in Frederick.
It was one of the first townhouse communities.
Even though this house was built in the early '80s, everything inside has been redone.
So, it's really ready for the next person to make it their own space.
JEN: All right, well, let's get in so I can win.
Ready?
Let's go.
RICARDO: She's getting ahead of herself, I'm gonna win.
JEN: Oh, wow.
Jon was right.
This is really updated.
RICARDO: It's '80s outside but inside, it's 2024.
JEN: Yeah, yeah, certainly feels brand new, especially with these floors.
RICARDO: They're bright.
They really open the space up.
JEN: I really do like the recessed lighting in here.
You don't have to take up too much space with lamps.
RICARDO: Yeah.
JEN: We have a door right here.
What are you thinking?
Bathroom or closet?
RICARDO: Thinking closet?
JEN: Place your bets, everybody.
RICARDO: And here we go.
JEN: Oh, half bath.
RICARDO: Half bath.
I love a pedestal sink and the classic vibe that it gives.
JEN: Yeah, and I really like it with this light fixture.
Let's hit the kitchen.
RICARDO: Let's hit that kitchen.
JEN: Oh, this is very fresh.
RICARDO: Yeah, it's got an open feel, but I like the separation that you have here.
And oh my gosh, look at the size of this refrigerator.
JEN: Yeah.
With the double freezer, I really love how much space this gives you.
And there's plenty of counter space around the stove.
RICARDO: I might wanna add my own personal touch with some backsplash here.
JEN: And also just protect the wall.
And let's just take a peek at these.
I can totally reach that.
Oh, soft close.
RICARDO: Oh, nice.
JEN: And I really like these fixtures.
RICARDO: Yeah, and I love this separate eating area.
JEN: Yeah.
I think it's time to check out the second level.
RICARDO: Let's get upstairs.
JEN: Okay.
I like the black handrail.
RICARDO: Yeah.
JEN: All right, let's look at this one first.
Nice little bedroom in here.
RICARDO: I love this brand new carpet.
JEN: Yeah.
This is definitely my preference on a cold morning.
RICARDO: Mm-hmm, yeah, I'm right there with you.
JEN: Let's see what's next door.
RICARDO: Okay.
JEN: Looks nice and bright over there.
RICARDO: Yeah, you're getting lots of nice light coming in here.
JEN: Yeah.
RICARDO: But I might wanna knock this wall down, though.
You could have one big room.
JEN: I love that idea.
Let's knock this wall down.
RICARDO: Let's do it right now.
JEN: Okay.
RICARDO: No, we'll wait till later.
JEN: All right, all right.
RICARDO: Okay.
JEN: Okay, full bath.
This feels 1980.
RICARDO: Yeah, I definitely would update the vanity.
JEN: Yeah.
But it just needs a little love.
RICARDO: Yeah, I think this is the only room that we've seen so far that does need that.
JEN: Yeah.
RICARDO: Yeah.
JEN: Let's see what's next door.
RICARDO: Okay.
JEN: Okay.
So, this must be your primary.
RICARDO: Yeah.
Nice and bright.
JEN: Yeah.
RICARDO: You could fit a large bed in here easily.
JEN: Yeah.
And double windows... RICARDO: Mm-hmm.
JEN: Double doors!
RICARDO: Look at the size of that closet.
JEN: I know.
Whoa.
RICARDO: Oh.
JEN: I always hung out in my closet growing up, so this would be somewhere I would definitely go to read a book.
RICARDO: Yeah, I would be really comfortable in this space.
JEN: So, let's go find Jon for the first game of the day.
RICARDO: I'm right behind ya.
JEN: All right.
All right, back in this lovely living room.
JON: Well, welcome back.
What did you think of the starter home?
RICARDO: For a starter home, I thought it had so much potential.
There's still opportunities to add your own stamp.
JON: And make it your own, right?
RICARDO: Yeah.
JON: Yeah.
JEN: Then all of the updates throughout were thoughtful.
The kitchen, beautiful.
And then the appliances all beautiful, top-of-the-line.
JON: And I don't know about you, but I'm a big sucker for, uh, soft-close cabinets.
RICARDO: Oh, we love those.
JEN: Yes.
RICARDO: Yeah.
JON: Yeah.
JEN: For sure.
I'm not trying to get caught snacking in the middle of the night.
JON: And you don't want anyone asking for your snack either, right?
JEN: That's right.
JON: Right.
RICARDO: It's definitely not 1980s in here.
JON: Definitely not the '80s in here, for sure.
JEN: So, is there an HOA with this property?
JON: So, it's $48 a month.
It includes trash removal... JEN: Wow!
JON: Snow removal, and some landscaping.
JEN: Wow, that's definitely the lowest HOA we've come across so far this season, I think.
RICARDO: Mm-hmm.
JON: Well, welcome to Frederick.
JEN: Hey.
(laughter).
RICARDO: Okay, Jon, before we play the game, what are the stats of this property?
JON: So, this home is a three-bedroom, one-and-a-half-bath, 1088 square feet, built in 1987, renovated in 2024.
Can you guess the price?
RICARDO: I am going to say 303,000.
JON: Okay.
JEN: All right.
I'm gonna go a little lower, actually.
RICARDO: Okay.
JEN: I'm thinking 288,000.
JON: Okay.
The actual list price is... $314,900.
RICARDO: Ooh, yes.
JON: Nice.
RICARDO: That is, that's really specific.
(laughter).
JON: Yes, very specific price, isn't it?

JEN: Well, we were in a good range, I thought.
RICARDO: Yeah, we were really close, yeah, yeah.
