RICARDO: Hey, DMV, I'm Ricardo.
I'm a native Washingtonian.
JEN: And I'm Jen.
I've lived in all four quadrants of the district.
RICARDO: We're best friends and we wanna show you around the city.
JEN: Today we're gonna tour three open houses.
RICARDO: And we're going to try to guess each list price without going over.
JEN: So come with us and find out what it would be like...
BOTH: “If You Lived Here.” (doorbell) CHRISTINE: Hi Jen, hi Ricardo.
Welcome to Cleveland Park.
RICARDO: So great to meet you, Christine.
This is gorgeous.
CHRISTINE: It is, this is Rosedale Conservancy, a 280-year-old farmland that has been preserved.
They have a lot of community events here.
It is truly the village green of Cleveland Park.
JEN: This is such a lush and beautiful area, which is a surprise right in the middle of the District.
RICARDO: Absolutely.
I've lived in D.C. all my life and I've never been here.
I've been to Cleveland Park, of course.
I love the Uptown Theater, I love all the restaurants.
But this is definitely a surprise.
CHRISTINE: It's truly a hidden gem in between bustling Wisconsin Avenue with buses, Cleveland Park Metro on Connecticut Avenue, all of the grocery stores, retail, restaurants.
But the reason why we wanted to move to Cleveland Park was exactly what you see here at Rosedale, just being able to walk around in the lush greenery, seeing the history, the old trees, the old houses.
It's a beautiful place to live.
JEN: What can you tell us about the types of houses in Cleveland Park?
CHRISTINE: There's residential buildings with condominiums, there are detached single-family homes, and then there are these gorgeous historic homes with sweeping front porches.
JEN: You can really feel the history in the area as you see these historic homes.
CHRISTINE: Yes.
So the first property we're going to see is actually very unique up on Wisconsin Avenue.
Are you ready to go tour?
JEN: Let's check it out.
RICARDO: You bet.
CHRISTINE: Okay.
(doorbell) JEN: Beautiful.
RICARDO: Is this right here in Wisconsin Avenue too?
CHRISTINE: Right on Wisconsin Avenue.
Welcome to property number one.
RICARDO: This is absolutely gorgeous.
It looks brand new.
CHRISTINE: It is brand new, it was built in 2024.
It's very rare to have brand new construction in Cleveland Park.
So rare that there was a historic home here that was built in the 1920s, and the developer picked the house up and moved it around the corner to make home street to be able to build this seven-story building.
JEN: You hear people joke about that, right?
I wish I could move this house here.
Well, here we are.
RICARDO: I'm really happy to hear that Cleveland Park is all about preservation, but what else can we expect to see once we get inside?
CHRISTINE: You're going to go in and tour the one-bedroom, one-bath condominium.
The property actually overlooks the house that was moved.
JEN: Oh cool, so we'll get to see it.
RICARDO: Yeah, that's wow, nice.
CHRISTINE: So you'll get to see that.
JEN: Yeah.
CHRISTINE: I hope you guys have a great tour and I'll meet you back for the game.
JEN: All right, see you then.
RICARDO: Okay, after you.
JEN: Thank you, oh, wow.
RICARDO: Oh, okay.
JEN: The white oak floors, they're so nice.
RICARDO: I would worry that they would get dirty easily.
JEN: Any darker, and it would kind of make the space feel a little tighter... RICARDO: That's true.
JEN: Almost.
You know what we'll compromise?
We'll get a runner.
RICARDO: Hey, great idea, great idea.
JEN: Well, the bright star over here is the bedroom.
RICARDO: Plenty of space for a queen.
JEN: Let's see what we have in this closet.
Oh, some really nice built-ins.
This makes a big difference in a space that's a little smaller.
Let's see what else we've got.
Oh, wow.
RICARDO: Bathroom, look at this tile work.
I really, really like the veining.
JEN: The bench is a nice touch.
And then let's see, how many options do we have in the shower?
We have two shower heads, three wall jets, and a handheld.
RICARDO: Yeah, this is really luxurious.
And look this mirror, that's the kind that changes the lighting from warm to cool.
JEN: Hey, very helpful.
RICARDO: Ooh, sleek, modern.
JEN: There's a lot of options on how you could set this room up, but let's talk about my favorite thing, the kitchen.
It looks very sleek, especially with the matte cabinets.
RICARDO: Mm-hmm.
It's a nice modern touch not to have any hardware on them.
JEN: Yeah, and the porcelain tile.
RICARDO: Yeah.
With the white veining through, the contrast is the black veining in the bathroom.
JEN: I also really like the wide sink.
RICARDO: Yeah.
JEN: It just makes cleaning so easy.
RICARDO: I love the black appliances.
You don't see that all the time.
JEN: And I am very excited though about our next stop...
BOTH: The balcony.
JEN: There's nothing better than outdoor space when you live in the city.
RICARDO: And this black and white theme they picked up from the inside.
JEN: And there's the house that they moved.
RICARDO: This is the house that they moved.
JEN: I think that seems worth it.
What do you think?
RICARDO: I think so.
It still looks good where it is.
JEN: I don't think I wanna leave, but I think I see Christine coming in, so we should probably go in for the game.
RICARDO: I'm ready, are you?

CHRISTINE: Welcome back.
JEN: Hi Christine.
CHRISTINE: Hi.
RICARDO: Hello.
CHRISTINE: So how was your tour?
JEN: I was really impressed by the tile work from the bathroom to the kitchen, even out onto the balcony.
RICARDO: Yeah, I love the way that that helped unify this space.
Contrast between the black and white veining on the different marbles was a lovely touch too.
JEN: And all of the fixtures in that shower.
RICARDO: Yeah, it was luxurious.
JEN: I get that it's a 2024 build, but man, I almost feel like we're living in the future here.
(laughter).
Especially in this kitchen with the black matte cabinets and with the black stainless steel appliances.
So nice.
CHRISTINE: Yeah, it's very sleek and modern.
What did you think about no hardware on the cabinets?
RICARDO: Well, I didn't mind that actually.
I feel like the matte finish kind of makes this whole wall blend together.
CHRISTINE: Sort of makes the kitchen disappear.
RICARDO: Yeah.
JEN: Exactly.
RICARDO: All right, before we play the game, Christine, could you tell us what the stats are of this property one more time?
CHRISTINE: This is a one-bedroom, one-bath, 571 square feet, built in 2024.
Can you guess the price?
RICARDO: Do you wanna go first this time?
JEN: Sure.
RICARDO: Okay.
JEN: Um, I'm gonna guess an even half a mill, $500,000.
RICARDO: I'm gonna say a little higher.
I'm gonna say 505.
JEN: Oh, you're dirty.
(laughs).
CHRISTINE: You guys are very close.
The list price is $495,000.
JEN: Oh, no.
RICARDO: Oh.
JEN: We both went over.
RICARDO: We're both losers.
CHRISTINE: You were very close.
JEN: Very close.
RICARDO: We can take that.
JEN: Yeah, I'm proud of that, so.
RICARDO: Yeah, if you don't mind hanging out with some losers, we're looking at a couple more properties, we will definitely try to redeem ourselves.
JEN: Yeah, CHRISTINE: Okay, let's go.
JEN: All right.
♪ ♪ STEPHEN: Grover Cleveland moved to Cleveland Park in the 1860s, but in 1886, he had the house remodeled into a very high Victorian style and moved into it as his summer residence.
His house was known as Oak View, but the locals called it "Red Top" because the house had a very brightly painted red roof.
The Rock Creek Railway created a series of streetcar suburbs along Connecticut Avenue, the first of which was the Cleveland Park area.
John Sherman founded the Cleveland Park Company to develop the land.
He wanted to create a sense of community.
One of the major design elements that Sherman incorporated into his houses was access to the outside, very green wooded front yards, and large porches.
The owners and residents of the homes could come out and sit on the porches and enjoy the breezes.
Cleveland Park is also known in terms of apartment buildings for the most innovative buildings at the time where you had less building and more grounds adding to that suburban feel.
In 1930, the Park & Shop complex was constructed.
It had a parking lot, which was revolutionary.
So people could drive in, park, do their shopping, go to other shops on Connecticut Avenue.
Perhaps one of the most prominent landmarks in Cleveland Park is the Uptown Theater that was built in 1936.
The Uptown Theater is notably in the Art Deco style, and it was the site of several movie premieres.
Another performing arts venue that made its way to Cleveland Park is the Washington Ballet.
KAREN: In 1944, Mary Day founded the Washington School of Ballet just down the street.
She trained locally.
She was born in Washington and was really committed to continuing to bring the art form to the community of Washington.
She and Lisa Gardner bought a home on the corner of Porter and Wisconsin.
And the intention was always that it be both a home and a school of ballet.
So Mary Day lived upstairs and the downstairs was always, um, the ballet studios.
So she would wake up in the morning and come down and sweep the ballet studios.
MARY DAY: Uh one, and two, and... KAREN: And the young dancers would come up and she would fit the costumes upstairs in the building we're still in today.
We have about 700, 800 students coming to classes at the Northwest campus here in Cleveland Park and about 200 students at our campus in Southeast D.C. We have such an incredible vast alumni base that just ranges from Shirley MacLaine to Caroline Kennedy and Chelsea Clinton, but we are also a hyper-local ballet company.
We performed at the Kennedy Center.
We performed at the White House.
We serve the community.
We have our campus in Northwest, and we have a deep commitment in Ward 8.
And so that connection to community and building with the community and bring dance to more people is that link.
And that was something that was really, really important to Mary Day and is still important today.
(doorbell) JEN: I love this.
CHRISTINE: Well, welcome to property number two.
JEN: Driving through the neighborhood, this does not seem like a common style for Cleveland Park.
CHRISTINE: No, it is not.
What is typical is 1920s homes that were much larger, Victorian and Queen Anne style homes.
This is a Cape Cod built in 1957.
RICARDO: So Christine, what is it that makes a Cape Cod a Cape Cod?
CHRISTINE: You'll see the dormer windows at the top, the gabled roof, which is a single peak, the bay window at the front, and there's a setback from the street all the way to the front door.
RICARDO: I love having a little bit of green space outside there.
JEN: Yeah.
CHRISTINE: Mm-hmm, and we can walk straight on down to Connecticut Avenue.
There's the Cleveland Park Metro, the Cleveland Park Library.
It really has it all.
RICARDO: Sounds super convenient.
JEN: Yeah.
RICARDO: When we get in the house, what should we expect to see?
CHRISTINE: You're gonna see some original features to the 1957 home and upstairs you're going to see an authentic bathroom that was saved.
JEN: Wow, I'm looking through the bay window straight into the kitchen.
So I'm very intrigued and really looking forward to getting inside.
CHRISTINE: I will see you guys after.

RICARDO: Oh, nice and airy and bright.
This light pine really looks nice.
JEN: Beautiful, I'm loving this banister.
RICARDO: Mm-hmm.
JEN: And the wainscoting.
I'm excited to look around.
Look at all these beautiful windows.
RICARDO: And this fireplace, I love it.
JEN: And the green marble is so different.
RICARDO: Yeah, it pops though.
JEN: Really, really does.
And I think the built-ins are just so pretty with this ornate pattern.
RICARDO: Mm-hmm, yeah, they're recessed cutouts, so you don't have to take up room in the rest of the space.
JEN: I'm so happy to see a lot of the 1957 touches so far.
RICARDO: All right.
JEN: All right.
RICARDO: Oh, Jen, here's the bay window.
Look at this.
JEN: Oh, I could probably sit here all day.
RICARDO: But we have more house to look at.
I like this kitchen.
JEN: Yeah, my eye is drawn to these white appliances.
RICARDO: And the gold hardware makes it pop even more.
JEN: Yeah, and I'm blending in a little bit here.
(laughs) Um, I think it just goes to show how much I love a sage.
I think they've even covered the dishwasher with... (laughs) How cool is that?
This is so thoughtful.
I think that they really wanted it to just have some interesting details.
RICARDO: Farmhouse sink, I love that.
JEN: And this island is perfect.
It's giving extra storage.
RICARDO: Mm-hmm, extra seating.
JEN: Yeah.
I love a sweet little patio.
How nice.
Even a little bit of outdoor space in the District is amazing.
Oh, hello.
RICARDO: Yeah, look at this.
JEN: I could totally see this being a guest room.
RICARDO: Or just a hangout spot.
JEN: Yeah.
RICARDO: Maybe even a library.
You've got all this shelving here for books.
JEN: I will always find a place to put a library.
RICARDO: What do you think is around this corner?
JEN: Well, let's go find out.
RICARDO: All righty.
Oh.
JEN: Oh, here's our half bath.
RICARDO: I like the wallpaper.
JEN: Yeah.
RICARDO: And this paneling on the wall, that's nice.
JEN: And the tile, you know I'm a fan of the honeycomb.
RICARDO: Mm-hmm.
JEN: Well, I'm excited to see the surprise in the upstairs bathroom.
RICARDO: Oh, yeah, let's go check that out.
JEN: All right.
RICARDO: Wainscoting goes all the way up the stairs.
JEN: So nice, oh, look at this.
RICARDO: Oh.
JEN: Built-in linen closet.
Oh, this must be the primary.
Big and bright.
RICARDO: It's really, really nice.
And these are the dormer windows that she's talking about.
That's a really, really cool touch.
JEN: Really cool, and definitely big enough for a...
BOTH: Cali King.
JEN: Our favorite.
RICARDO: Yeah.
JEN: What else do we have here?

RICARDO: Okay.
Jen, this is my childhood bathroom.
This tile... JEN: What?
RICARDO: Is exactly the same tile in the house that I grew up in, in Hillcrest.
JEN: Was everything in your bathroom blue too?
RICARDO: Maybe by the time I came around, the blue sink and the blue everything else was changed out to white, but the floor is exactly the same.
JEN: I have to say this is in pretty decent condition.
RICARDO: It is really good condition.
JEN: Well, are you ready to move on from your childhood and see what else there is up here?
RICARDO: I am, let's go.
I'll let you lead the way.
JEN: All right, take one last look back.

Oh, wow, another really nice size room.
RICARDO: Yeah, and dormer windows in here letting in all this natural light.
JEN: I really love being able to see this beautiful tree that's outside.

I mean, look at that.

RICARDO: It is.
JEN: Well, I think that's it.
So maybe it's time to go find Christine for the game.

CHRISTINE: Welcome back, what did you think of the house?
JEN: This was a good one.
RICARDO: Yeah, this was really, really nice and a lot of unexpected things.
The bathroom upstairs took me right back to when I was a kid.
Growing up in Hillcrest, D.C., I had the exact same tile work.
It was clearly the original sink, the original tub, but it was like it was brand new.
CHRISTINE: And it just creates this nostalgia.
RICARDO: It really does.
CHRISTINE: So what did you think of the kitchen since you had the same color combo?
JEN: I know, I loved fitting right in and I really loved the white appliances with the gold accents.
And my favorite part was that they kind of hid the dishwasher with the cabinet facing.
RICARDO: Yeah, and the bay window, what a great place to just sit and take in the outside.
JEN: Yeah, we had to drag each other away.
CHRISTINE: This is a two-bedroom, one-and-a-half bath, 1,760 square feet, including the basement.
And it was built in 1957 and renovated in 2021.
What is your guess on the price?
JEN: I went first last time, so... RICARDO: I'll go first this time.
JEN: Please do the honors, sir.
RICARDO: Okay, I am just gonna jump right in there and say $1 million.
JEN: You're just gonna guess a straight mil?
Wow.
All right, well, I'm gonna be less conservative and I'm gonna guess 1,310,000.
CHRISTINE: The list price is 1,339,000.
RICARDO: Oh.
JEN: So close.
CHRISTINE: You're so close.
JEN: A million though?
RICARDO: Well, I didn't want to go over this time.
JEN: Oh, well, we did say we didn't wanna bust.
That's true.
RICARDO: Okay.
CHRISTINE: Let's get Ricardo a win at the next house.
We're going from the 1950s to the 1920s.
JEN: Ooh.
CHRISTINE: Let's go.
JEN: Heading back in time, all right.
RICARDO: Right, that's exciting.
♪ ♪ STEPHEN: Gardiner Greene Hubbard, who was a local realtor built Twin Oaks in 1888.
Hubbard's house was about 26 rooms on about 18 acres.
The grounds of Twin Oaks were left to his daughter, Mabel.
LYNN: Mabel, who was married to Alexander Graham Bell, sold the property to a couple named the Parmaleys.
They built this estate in 1911 on the top of the hill.
And this land was completely undeveloped, so they brought on Ellen Biddle Shipman as landscape architect.
The garden was intended to provide dramatic vistas of the landscape.
We do have historic photos from the 1920s, and what you see is the very lush and intimate setting.
♪ ♪ TAMARA: So when I first came to this place, we knew there was a ton of work that we had to do to make this landscape look like it did 100 years ago.
We knew that Ellen Biddle Shipman was the vision and the spirit of the place, so we referred to her plans.
And we could see the list of plants she used, but then coming back 100 years later, you see, oh, these plants didn't make it.
Or you can see, oh, these other plants look amazing.
For instance, we have this amazing stand of rhododendrons and you couldn't plant these rhododendrons today because of climate change.
It's just simply too hot.
But since these have been here for over 100 years, they have done fantastic.
LYNN: We see in the plans and in the photos that people are walking around the pond and enjoying this area.
And we wanted to make sure when we have visitors today, they have that same experience when they visit the pond.
So to revitalize the pond area, we had to make a new bottom for the pond because the water was seeping through, we had to re-armor the sides, and then we also redid the pathway around the pond.
It was initially built just for a family and now it's open to the public 24/7.
This is a place where people can gather, feel inspired by nature, feel comforted, feel a sense of togetherness.
And that's something we really work on actively creating here.
(doorbell) ♪ ♪ CHRISTINE: So here we are at property number three.
JEN: Stunning.
RICARDO: This is absolutely what I think about when I think about houses in Cleveland Park.
JEN: Yeah.
RICARDO: And one of the first things I thought of when I saw this front porch was enjoying a nice Mint Julep, just relaxing.
JEN: Yeah, I definitely feel the same way.
This is the perfect spot to hang out.
CHRISTINE: Historically, people would have sat out here in the late 1920s, early 1930s.
But while it feels like 1927 out here on the porch, you're gonna see a completely modern renovated house inside.
JEN: Ready?
RICARDO: Thank you, yeah.
JEN: All right.
RICARDO: Let's go.
JEN: Whoa.
RICARDO: What?
JEN: Wow, it looks like a sweet little bungalow on the outside, but it sprawls!
RICARDO: Goes so far back, yeah.
And what is this above our heads?
That's impressive.
JEN: It's beautiful, it's giving sun, it's giving "Beam me up, Scotty."
RICARDO: Right.
JEN: What do we think about the little office over here?
RICARDO: See, I love the double doors.
These built-ins look like they're modular, so that's great.
JEN: Well, we gotta go 'cause this one's got a lot to see.
RICARDO: Let's head this way, oh, gee.
JEN: So I'm guessing this is our formal living room, given this massive fireplace.
RICARDO: This is a great mantle.
JEN: I also have to just point out this crown molding.
It has so many layers to it, it really adds something to this room.
RICARDO: It's almost museum quality.
JEN: I agree, I agree.
And then this dining room is gorgeous.
RICARDO: You have room in here right now for eight, but I'm sure you could squeeze 10 in there.
JEN: And the way that the windows bump out gives you a little bit more room in there.
RICARDO: Yeah.
JEN: Oh, this is a big space.
RICARDO: Look at this, this is very cozy.
JEN: Yeah, so your less formal living area.
RICARDO: Mm-hmm.
JEN: The other side was a very traditional layout.
RICARDO: Look at this fireplace though.
JEN: It is crazy, two fireplaces on the same floor.
And this room leads right into the kitchen.
RICARDO: Wow, look at this waterfall feature.
And it's got this granite countertop.
JEN: You could fit six people.
And these cabinets encompass the refrigerator, the freezer.
It's very interesting to have everything kind of hidden.
RICARDO: I really dig that.
I also have to say the color palette is really nice.
Tans that pick up the countertop as well.
JEN: This is kind of a cook's dream in here, I think.
RICARDO: Yeah.
JEN: And an amazing space to entertain.
RICARDO: Absolutely, oh, yeah, look at this.
It's carpeted.
JEN: Oh, that's nice.
Oh, wow, a little home theater.
RICARDO: I love it.
JEN: Let's watch some WETA.
RICARDO: Oh, WETA Arts.

Maybe an in-law suite or a long-term guest solution.
RICARDO: Maybe even rent it out.
JEN: It does have its own dedicated entrance.
RICARDO: Mm-hmm.
JEN: So that could absolutely be the case.
And it looks like it goes around a little bit.
So let's see what's over here.
This is a huge shock.
RICARDO: Oh, okay.
JEN: Nice full bath.
RICARDO: What do you think of the tile work?
JEN: I do like a subway tile.
RICARDO: Nice, clean.
JEN: Yeah.
Oh, and a nice big bedroom.
Big enough to have a, a little home office.
And a decent amount of light coming in even though you're on the lower level.
And so unexpected down here, we actually thought this was a closet.
(laughs).
RICARDO: Well, I think there are more bedrooms all the way upstairs we should go check out.
JEN: All right.
RICARDO: This is dark walnut.
Yeah, I'm actually in love with this.
So there's a lot going on up here.
I, um, would like to go this way.
JEN: Okay, I'll follow you.
RICARDO: Okay, oh, this is really bright and charming.
JEN: Yeah, look at all this natural light.
RICARDO: Mm-hmm.
JEN: Oh, looks like we have a full bath back here.
RICARDO: Oh yeah.
JEN: Let's check it out.
RICARDO: Nice tile work.
JEN: Yeah, wait, it has a pass-through.
What?
Wow, this is a great little room with these little closets/playrooms.
RICARDO: Mm-hmm, definitely a dream for a kid.
JEN: Yeah, and this light fixture is really unique.
RICARDO: That's definitely whimsical.
JEN: Let's keep going.
RICARDO: Okay.
JEN: Oh, really nice sized room.
RICARDO: Yeah, look at that, it's got its own bathroom.
JEN: Yeah, the crown molding keeps going.
RICARDO: Here we are in the primary.
JEN: Oh, look at this closet.
RICARDO: Look at this closet.
JEN: This house just keeps giving.
RICARDO: And it's giving a primary.
Check out the light fixture.
JEN: The ceiling just really adds depth.
These windows are massive and I'm seeing a lot of glass in this bathroom.
I'm very intrigued.
(whistles) RICARDO: This tub has vintage features on it, it looks really classy.
JEN: Oh, this tile is probably my favorite so far.
RICARDO: It is so sparkly.
JEN: And it really kind of plays into the mother of pearl.
RICARDO: Yeah.
JEN: And the mirrors, they're giving a vintage feel and this huge shower with the double windows.
RICARDO: Well, I think it's time to find Christine and play the game.
JEN: All right, let's go find her.
CHRISTINE: Hey.
RICARDO: Hey Christine.
CHRISTINE: I'm so curious to hear what you think of the house.
RICARDO: There's so much to say because there was so much house.
JEN: Yeah, right when we walked in the door, we were shocked by the depth of the home.
It just kept going.
RICARDO: I absolutely loved the light fixtures throughout the house.
There were so many that were just unique and really made every room special.
CHRISTINE: Very elegant and modern.
So what did you think of the upper level?
JEN: The tile in that bathroom is probably my favorite tile I've seen in any home.
So beautiful.
RICARDO: And the lower level was a great surprise.
JEN: We thought we were just maybe looking at another closet, but it was an entire apartment.
CHRISTINE: It's like an owner could have all of the space that they need and an income-producing rental unit with a separate entrance.
JEN: It was very impressive.
CHRISTINE: Yes, this is a five-bedroom, four full bath, two half baths, 5,042 square feet.
And it was built in 1927.
JEN: Ooh, okay.
Three and a quarter, 3,250,000.
CHRISTINE: Okay.
RICARDO: I'm gonna go a little higher.
I'm gonna say 3.5 million.
CHRISTINE: Okay, the list price for this house is $3,390,000.
RICARDO: Oh.
CHRISTINE: Jen wins again.
JEN: Ah.
RICARDO: It's all right, it's all right.
I'm over it, congratulations.
JEN: You were very close.
CHRISTINE: It was my pleasure to tour you through my neighborhood.
I'd love to go celebrate with you guys at Cactus Cantina for some chips and guac.
JEN: Yes, I've wanted to go since we were at house number one.
RICARDO: Yeah, and I need to drown my sorrows in margaritas... (all laugh) So I think let's go.
CHRISTINE: All right, let's go.
